Tectonic provided Construction Management services for the renovation of Fire House 2 in the City of New Rochelle.
Pre-construction responsibilities included: reviewing construction schedule and estimate; specification review; building and site logistics planning (construction implementation plan); Construction phase services included: full time on-site representation; acknowledging non-conforming construction and reporting to the City; conducting construction meetings; approving, negotiating, managing and tracking four contractors change orders; coordinating approval of design changes with the City and contractor; reviewing payment requisitions; maintaining documents and written reports; prevailing wage and certified payroll compliance; and keeping the project on time and on budget. Tectonic also provided controlled inspection for the project.
Fire House 2 Renovation: The 1923 Fire House needed substantial structural modifications to allow for the first-floor loading of modern fire trucks. The redesign included upgrading all new building features with current building codes. The project included complete removal of the first floor and basement structural columns. Construct a new 15” thick concrete first floor slab with new structural steel columns. The interiors mechanical, electrical, and plumbing systems were upgraded. The Fire House received new main doors and windows and the entire masonry building was repointed. The exterior courtyard was also removed and replaced with new pavement. The five-million-dollar project was constructed under WICKs law with four prime contractors. The 13-month project was completed on schedule in 2019.
This was the City of New Rochelle’s 1st Wicks Law projects. Managing the four prime contractors was critical for the success of the project. Tectonic’s previous experience managing a four prime contract was of great assistance to the City.
