The project is part of Tectonic’s Construction Manager Master Term Agreement to provide comprehensive construction management, pre-construction, and construction phase services for multiple State University of New York (SUNY) campuses across the West Region.

The Tuttle Complex Renovation project involves a comprehensive phased renovation of the 147,480 GSF facility at SUNY Brockport. Built in 1962 (South) and 1973 (North), this building has not undergone any major renovations since construction. The project will modernize spaces and building systems for Kinesiology, Sports Studies and Physical Education (KSSPE) programs while supporting athletic recreation activities.

Project Scope

  • Phase 1 (Enabling): Renovation of 54,000 GSF of Tuttle North’s high bay gym areas
  • Phase 2: Complete interior renovation of 93,480 GSF Tuttle South
  • Key Elements: Hazardous materials removal, MEP and fire protection upgrades, new finishes

Scope of Services:

  • Pre-Construction Services
    • Strategic site logistics planning utilizing Lot T for primary laydown area
    • Detailed scheduling with milestone achievement planning
    • Submittal schedule optimization for critical path materials
  • Construction Phase Services
    • Structured communication protocols and document management
    • Advanced schedule monitoring with early issue identification
    • Comprehensive quality assurance and safety management
    • Multi-contractor coordination for efficient project delivery
  • Project Closeout
    • Progressive closeout strategy throughout construction phases
    • Comprehensive warranty management and tracking
    • Post-completion support for three months after substantial completion
  • Site Logistics
    • Primary site access via New Campus Drive (avoiding residential areas)
    • Primary laydown area in Lot T (10-15 parking spaces)
    • Secondary laydown at practice field (if necessary)
    • Dedicated safety buffer from adjacent K-12 schools
  • Special Considerations
    • Phasing coordinated with campus academic calendar
    • Specialized safety protocols for construction near occupied areas
    • Comprehensive dust containment and noise control measures
    • Detailed communication strategy for campus
