Tectonic along with it’s JV teaming partner Gannett Fleming provided construction management services for Contract #78750 Modernization of the 7B Training Facility and extensions of elevators T18, T19, T20 and expansion and upgrade to rooftop HVAC equipment at Grand Central Terminal (GCT).
Tectonic’s responsibilities included: managing the project’s budget and schedule and ensuring work was performed in accordance with plans and specifications; maintaining safe work zones; chairing coordination meetings; supervising and inspecting all aspects of construction, reviewing contractor’s CPM schedule, reviewing project budgets, providing daily, weekly and monthly reports to client and monitoring 3rd party commissioning agent for testing and commissioning during construction and closeout.
7B Training Center and Elevator Extension
The project entailed creating a new training facility on the 7th floor B&C Halls of GCT. The adaptive reuse of the 10,000 square foot space included: Demolition and reconstruction of existing walls, floors, doors, & ceilings. Demolition and reconstruction of steel platforms and landings supporting the existing T18 & T19 elevators and reconstruction of concrete platforms. Demolition of existing T-20 elevator hung steel pit and reconstruct new masonry pit. Demolition and reconstruction of the fire protection system, plumbing, mechanical system, electrical, fire alarm and audio-visual systems. Demolition of existing multi-level steel platform machine rooms for T18 &T19 elevators and reconfigure existing machine room to accommodate T18, T19, & T20 machines. Reprogram elevator controllers, modify existing position indicators and hall call stations to serve new elevator landings. The new space included a visitor’s office, pantry, restrooms, numerous classrooms, and a complete Plumbing, Electrical, and HVAC upgrade.
All work was phased so there was never a period where all 3 elevators were non-operational at the same time as the elevators continued to service active floors. Since there was no existing freight elevator serving the 7th floor, deliveries and removals were made through the T-20 elevator shaft. Evening and third shift work was utilized to minimize impacts to the rest of the building.
AHU / Drycoolers / Multistack
This additional work to the project involved the removal of existing HVAC equipment and associated ductwork, piping and electrical connections including AHU-1, AHU-4 and roof top drycoolers at the roof and upper machine rooms at the Grand Central Terminal building. Included were new structural reinforcements and supports for Owner furnished equipment. The project required permitting and provision of a massive mobile crane to hoist the equipment and materials to the 7th floor roof level and landing the apparatus into their final locations. Completion of the installation also required new ductwork, piping, louvers, electrical connections, and electronic equipment controls. Additional work was also done to repair and replace the multi-stack modules in the 5C Mechanical Room. The work also included reworking existing pipework relocation of chilled water line connections, replacement of pumps, and installation of 3-way and bypass control valves.
