SURVEY
Tectonic maintains multiple survey crews, each having specific areas of proficiency in boundary, topographic, right-of-way, construction stakeout and global-positioning-systems (GPS) surveying. Our staff of licensed land surveyors and surveying technicians is fully equipped with state-of-the-art equipment and software, providing clients with fully automated services from the initial field visit to the final plat (Surveying services are not currently offered in Rhode Island, New Mexico, and Illinois).
ALTA Surveys
An ALTA/ACSM Land Title Survey is the most comprehensive survey that can be done by a surveyor. The ALTA/ACSM Land Title Survey is prepared to a minimum set of standards jointly prepared and adopted by the American Land Title Association and the National Society of Professional Surveyors. The ALTA/ACSM Land Title Survey requires a higher standard of accuracy and is done so that a title company can insure the title to land without exceptions. This type of survey is normally only performed on commercial property because of the expense involved.
Acquisition Surveys
Acquisition Surveys are used for the identification and acquisition of properties to create new right-of-ways for highways, streets and utilities. Survey plats and legal descriptions are prepared to show the limits of the acquisition in relation to existing boundaries and improvements.
Large Tract
This survey is normally performed on large parcels of land, which have improvements that do not require location. The Survey Plat will show the bearings and distances along the property and/or easement lines, access to public roadway, or lack of it, corner monuments, and encroachments onto or from the subject property. The primary emphasis will be concentrated along the property lines to establish any conflicts between the surveyed line and any apparent lines of possession. These surveys are normally needed by people interested in knowing where their property lines are for building new fences, disagreements between land owners or just need location of property lines.
Land Subdivision
The primary purpose of a subdivision plat is to take a large parcel of land and divide it into smaller parcels of land. The creation of a subdivision usually takes place under the jurisdiction of a local agency, which will have a review process and a set of guidelines to be met. In the preparation of a subdivision, the surveyor will be working in cooperation with a civil engineer to balance design considerations with the boundary issues, including dedication of public for streets and creation of easements for utilities or other purposes.
Right-of-way
Right-of-Way surveys are used to show the limits of existing right-of-ways, and for the identification and acquisition of properties to create new right-of-ways for highways, streets and utilities. This work involves establishing long-distance geodetic control, profiles, cross-sections, and alignment baselines for construction. TECTONIC utilizes conventional survey methods and aerial photogrammetric with GPS for ground control. Plans are prepared showing the relationship of the right-of-way to existing improvements and adjacent parcels, and right-of-way acquisition.
Commercial Support
Commercial construction projects generally require a higher degree of accuracy than roadway or residential type projects. Our surveyors understand the complexity of this type project, and will take the extra effort required to assure that potential problems are caught before becoming issues.
Monitoring
These services include survey subsidence monitoring for earthwork embankment projects such as earthen dams, structural deformation monitoring for bridges and buildings and monitoring existing structures in the proximity of construction activities for movement. These surveys include an analysis of correct survey procedures and the determination of control geometry.

Horizontal & Vertical Control Networks
Control surveys are conducted to provide geographic positions and plane coordinates of control points. These control points are generally utilized to support the aerial photographs and data acquisition of large GIS mapping projects.
Aerial Photography
Aerial Photography, or Photogrammetry, is a less expensive, and less accurate, method of topographic surveying. The photogrammetrist relies on a series of aerial photographs to create a stereoscopic image of the ground. Each photograph must have several identifiable control points with known coordinates to set up the photographic model. Tectonic utilizes the latest in GPS technology to provide the photogrammetrist with the ground coordinates of the control points.

Tectonic has provided thousands of FAA 2C and FAA 1A certifications to our clients. We understand the importance of a timely turn around time for this item and the effect it has on the permitting process for tower construction.

As-built
As-built surveys are generally done at the completion of construction to show that all of the improvements constructed conform to the site plan, and are within the property boundaries. As-built surveys show an accurate representation of post construction conditions for all types of sites, such as shopping centers, schools, residential subdivisions and new infrastructure. These surveys are generally required by the municipalities and/or lend institutions.
Engineering and Site Plan Surveys
The engineering site plan survey is generally used by Engineers and Architects for preparing site plans for both residential and commercial projects. The purpose of this survey is to show the configuration of the surface of the ground, and the location of all natural and artificial objects, including utilities, drainage ways, structures, ingress and egress to the property and any other visible limitations or improvements to the property. This survey should be performed in conjunction with a boundary survey.
Quantity Surveys
Quantity surveys or volume surveys are for determining the amount of earth movement conducted over a period of time. This is usually completed on sites requiring large amounts of earthwork to determine payment to contractors, land owners, and government agencies.
Route and Strip Surveys
Route & Strip surveys are topographic surveys used to show the horizontal and vertical locations of improvements within the limits of existing or proposed right-of-ways.
Utility and Infrastructure Surveys
The Utility & Infrastructure survey is to determine the type, location, size, flow-lines and depth of existing utilities within a right-of-way corridor. The utilities are mapped based on surface evidence, and available plans provided by the various utility agencies servicing the area. Towards the end of the design process the location of the utilities in critical areas are verified using more refined methods such as, electro-magnetic equipment and ground penetrating radar equipment.
Tectonic’s Survey Department is excited to announce the arrival of the Leica ScanStation P40. This powerful LiDAR (Light Detection and Ranging) scanner captures 3D geospatial data and HDR (High Dynamic Range) photography at the extremely fast scan rate of 1 million points per second. Tectonic’s surveyors and CAD technicians can provide point cloud data in raw format or through 2D and 3D software platforms such as AutoCAD and Revit.
The sheer capacity of the ScanStation prevents return trips to sites and reduces costs by collecting more data in less time than traditional surveying. Additionally, its long range and portability allow field staff to comprehensively scan highways, rock faces, towers and buildings from safer locations. |

Mobile LiDAR
Tectonic’s Survey Department is proud to announce the incorporation of Mobile LiDAR into their growing list of services and capabilities. With the addition of the Leica Pegasus II Ultimate, they are able to offer high performance mobile mapping and are now a leading provider of services in the mobile scanning market.
This Mobile LiDAR (Light Detection and Ranging) scanner uses GPS and GNSS in conjunction with a high-grade IMU to provide high accuracy digital mapping of large infrastructure projects. The Leica Pegasus II Ultimate uses up to two GPS/GNSS antennas to track position and direction, a tactical grade IMU, and a Z+F profiler to measure up to 1 million points per second. In addition to the point data gathered by the system, it also features 5 fixed cameras and a 360° Spherical Camera that takes a full 360 panoramic array of digital photos that can be superimposed on the point cloud.
